Houses and pool villas are typically held via a registered 30-year leasehold (renewable) or through a Thai company structure. Which areas does Pattaya Home cover?
Our core market is East Pattaya (Nong Prue / Nong Kabok) for pool villas, plus condominiums and homes in Jomtien, Pratumnak, Wongamat and Central Pattaya, along the wider Eastern Seaboard, and selected listings in Bangkok.
What does the buying process look like?
In short: (1) we shortlist and arrange viewings, (2) you place a reservation deposit, (3) due diligence on title, permits and ownership is carried out, (4) the contract is signed, and (5) ownership is transferred at the Land Department. We guide you end-to-end, from first viewing to the handover of the keys.
What fees are involved at transfer?
Typical costs include the Land Office transfer fee, plus any applicable business tax, stamp duty and withholding tax. For many of our listings these transfer fees are shared 50/50 between buyer and seller — the exact split is stated per property.
Can I rent the property out as an investment?
Yes. Pattaya is a strong rental market — pool villas in East Pattaya have historically achieved attractive gross yields, and we can introduce rental-management partners for both long-stay and holiday lets.
